How We Operate

We believe teamwork and collaboration are the two important ingredients to make things happen. We take cross-border Real Estate transaction not as a one-man brokerage business, but a meticulously orchestrated play in due diligence, analysis, structure, negotiation and execution. Each potential deal calls for elaborated research and analysis. We look at deals from macro as well as micro level, from township master plan, local property tax, down to operating cost efficiency of individual asset.

We are lining up with a team of carefully selected professional partners to work with us for successful and smooth transactions. These professional partners include top Multinational Property Managers, Tax/Housing attorneys, Architects, Quantity Surveyor, Educational Consultants in China to complement our senior team’s experience in finance and real estate, and our analysts’ specialties in Urban Studies, Business Analytics and Finance.

In addition to the science part, we also look at Real Estate business as an art, which calls for exceptional judgements, a good sense of interaction among variables, forward looking projections, right aesthetics, an ability to unleash an asset’s potential, and a good feel on locations and living space chemistry.

Our Priorities

We target on-campus, pedestrian-to-campus, as well as off campus asset that fits our metrics, in the vicinity of top ranking universities’ major campus. We take the view that the growing International Students population at top colleges and their changing lifestyle would alter the landscape of Student Accommodations in the coming years. Students nowadays not just need a warm and safe bed. The tech savvy and green minded bunch needs a living space where they can grow and thrive, interact with people of like-minded, while they could literally live up to their values. In our investments, we will benchmark to established ESG standards, and adopt sustainable practices in reducing environmental impact in an economically responsible manner.
